What if the home you want to buy in San Diego already has a mortgage with a 2% or 3% interest rate—and you could take it over?
That's the opportunity an assumable VA mortgage can offer. And in a market where monthly payments matter as much as purchase prices, finding a home with an existing low-rate mortgage can make a meaningful difference.
But here's what many buyers don't realize: Not every home with a potentially assumable VA mortgage is advertised that way.
I'm Alexis "Lexie" Dindal, a San Diego Realtor with Compass Military Division. I specialize in helping buyers find and evaluate homes with assumable VA mortgages, including opportunities that may not appear in a typical online home search.
Why Assumable VA Mortgages Can Be Difficult to Find
When you search Zillow, Redfin, or other real estate websites, you're usually looking at the home's price, location, features, and photographs.
What you may not see is one of the property's most valuable potential features: its existing mortgage.
VA loans are generally assumable by qualified buyers, subject to approval. That means a buyer may be able to take over the seller's existing mortgage, including its interest rate and remaining repayment term.
A homeowner who purchased or refinanced when rates were historically low might have a VA mortgage at 2.25%, 2.75%, or 3%.
The challenge is identifying those properties.
Some sellers and listing agents actively advertise assumable financing. Others don't mention it at all.
And even when a property has an existing VA loan, the seller must be willing to pursue an assumption, the buyer must qualify, and the financial details must make sense.
That's why finding assumable VA mortgages requires more than checking an online listing filter.
How I Help Buyers Find Assumable VA Mortgages in San Diego
My approach starts with a different question than a traditional home search:
Which homes might have financing worth investigating?
Rather than limiting a search to listings explicitly marked "assumable," I look for potential opportunities through several methods.
1. Targeted MLS searches. I review active listings, financing information, property descriptions, and agent remarks for indications of assumable VA financing.
2. Research into existing mortgages. Where appropriate, I investigate available property and mortgage records to identify homes that may have existing VA-backed loans. Public records don't always confirm current loan terms, so additional verification is essential.
3. Direct communication with listing agents. Sometimes the most useful information comes from asking whether a seller has an existing VA loan and would consider an assumption.
4. Financial evaluation. A low interest rate isn't enough. I help buyers examine the remaining loan balance, seller equity, and potential cash requirements before deciding whether an assumption is practical.
San Diego's military presence makes this a particularly relevant search strategy in communities such as Oceanside, Carlsbad, Vista, San Marcos, Tierrasanta, Rancho Peñasquitos, Chula Vista, and other areas popular with military homeowners.
The goal isn't simply to find an advertised assumable loan. It's to identify properties worth investigating that other buyers might overlook.
A Real San Diego Success Story: Assuming a 2.25% VA Mortgage
One of my buyers purchased a home in Vista with an existing 2.25% VA mortgage.
The property attracted multiple offers, including a cash offer proposing a two-week closing.
Despite the competition, the seller selected my buyer's offer, and my buyer successfully assumed the existing VA mortgage.
This transaction is a good example of why the right strategy matters.
A VA assumption can offer significant financing advantages, but successfully purchasing the home still requires understanding the seller's priorities, presenting a competitive offer, and navigating a more specialized financing process.
For my buyer, the result was a home purchase with an existing mortgage rate that would have been difficult to replicate through new financing.
Every assumption is different, and approval is never guaranteed. But opportunities like this are exactly why I encourage buyers to investigate existing financing rather than automatically starting with a new mortgage.
What Buyers Need to Know Before Assuming a VA Mortgage
There are three important considerations.
You don't necessarily have to be a veteran. Qualified civilian buyers can assume VA-backed mortgages, although doing so may affect the seller's remaining VA entitlement.
You may need substantial cash. If a home sells for $800,000 and the existing VA mortgage balance is $600,000, the buyer must cover the $200,000 difference, plus applicable closing costs. Secondary financing may be possible in some circumstances, but it isn't guaranteed.
Assumptions can take longer. The existing loan servicer or VA, as applicable, must approve the transaction. Buyers should plan for the possibility of a longer closing timeline.
These are important details to evaluate before making an offer.
Frequently Asked Questions
Are there homes with assumable VA mortgages for sale in San Diego?
Yes, opportunities arise throughout San Diego County. However, availability changes, and not every property with an existing VA loan is advertised as assumable or available for an assumption.
Can I assume a VA mortgage with a 2% or 3% interest rate?
Potentially. If the existing loan has that rate and your assumption is approved, you generally retain the mortgage's interest rate and remaining repayment terms.
Can a Realtor find assumable VA loans that aren't advertised?
A Realtor experienced with VA assumptions can investigate potentially eligible properties, research available financing information, and contact listing agents to determine whether an assumption may be possible.
